74 Castlereagh Street is located between Market & King Streets in the heart of the financial district of Sydney. This 20 level A-Grade commercial building was constructed in 1991 & comprises retail & office levels and a total NLA of approximately 6,800m².

In order to accommodate a new high-end tenant the owners of 74 Castlereagh undertook the refurbishment the retail level, which consisted of the relocation of the ground floor lift lobby to reorganise the retail tenancy layout and provide a three storey contiguous retail space of 900m².

The works included the delivery of design documentation of Mechanical, Electrical, Fire, and Hydraulics services, which included relocation and coordination of the hydrant and sprinkler booster valves, conversion of Level 1 from Class 5 Office space to Class 6 retail, and consequential modifications and relocation of base building services’ systems such as sprinklers, and mechanical smoke control.
